Manage daily operations for all properties to ensure all resident concerns, requests, and repairs are addressed in a timely manner. Ensure proper care and function of over 30 acres of common area for all properties. Bidding, negotiating, hiring, managing, and payment of all property contractors and vendors. Maintenance of all Homeowners Association documentation for FHA lending, website regulations, and CIOAA required filings. Proper review, understanding, and updating all CCA documents related to each property as required by Colorado statute and federal mandates. Facilitate communication between the Board of Directors and all residents regarding community financial decisions, governance regulations, and community improvements.

Perfected the skills of effective negations, conflict resolution, time management, efficient communication, and budget development and maintenance. An example of this work is a recent $190,000 concrete project in which I prepared the scope of work, obtained multiple competitive bids, subsequently negotiated down to a price of $162,000 and oversaw completion of the work.

Tasked to recruit, interview, hire, train and subsequently manage a 50 person staff to correspond with the opening of the Southridge Recreation Center. In addition, was the lead in purchasing fitness equipment, pool supplies and conference room equipment within budget and a two-month grand opening schedule. Management of staff included scheduling, continual training, performance reviews, and discipline of all 50 staff members. Managed operation of daily events for recreation center; both the Southridge Recreation Center as well as the 64,000 sq ft Westridge Recreation Center. Average daily attendance of 1,200 people visiting for pre-school, aquatics, sporting leagues, general fitness, martial arts, adult education, business meetings, and community events. Managed the 8 person janitorial staff with duties including hiring, payroll, performance evaluations, and discipline; oversaw daily maintenance of the 32 bike spin room; facilitate repairs and upkeep of multi-purpose gym and indoor floor-hockey rink. Shared responsibility for the preparation and execution of community events held in the recreation center; including wedding receptions, local theater performances, church services, and fashion shows.

Key personnel in final stages of opening the 72,000 sq ft recreation facility as related to construction punch list walks and verification of completion; ordering and receiving recreational equipment, office equipment, and aquatic furniture; and hosting community events to introduce opening of the recreation center.

Lead manager for development and management of new $100,000 synthetic ice rink for all 90,000 Highlands Ranch Residents. Managed 12 person staff needed to operate rink.

Developed F.A.L.C.O.N customer service program now used organization wide for training of all staff.
